GENERAL INFORMATION AND BOOKING CONDITIONS

Booking Weeks are normally Saturday 3 p.m. to Saturday 10 a.m. prompt

Short Breaks can be arranged, more easily out of season or at short notice. Please call to discuss your requirements. Weekend breaks terminate on Sunday 4.00 PM

Booking Conditions:

A booking deposit of £150 is required for each cottage and each week to be booked.
The whole balance is due SIX WEEKS before your arrival
We reserve the right to re-open the properties to other bookings if the balance is not received on time.

Cancellations - Refund of up to one half deposit is possible on cancellation, up to six weeks before arrival, at our discretion. No other refund may be claimed after this time.

Holiday Insurance: Forms for this are available to cover you in the case that illness or an accident means you cannot come on your holiday: please request a copy when you book with us.

Small Parties may book a larger cottage at a discounted rate subject to seasonal availability.

Larger Parties - Little Swinside has an additional bed settee, which takes the maximum from two to four. The Farmhouse has a futon for one extra child in the downstairs bedroom.

Please note that these are the maximum numbers permitted (excepting the inclusion of a cot when requested). This is due to insurance conditions.

Numbers over the maximum number of people will be refused accommodation on arrival if our other properties are full.

Care of Accommodation - Residents are required to treat our cottages as if they were their own. It is a condition of booking that should any damage occur, the costs may be borne by the party concerned in full, before departure, at the discretion of the owners.

Please note that we do not charge a surety deposit but expect our

guests to be honest and report damage before they leave.

Pets - We regret that due to damage caused in the past, and the

inability to insure against this, we have withdrawn our willingness

to have pets on site. Pets which "turn up" unannounced

will NOT be allowed into the properties.

No Smoking - As we are a remote location, a fire appliance takes

30 minutes or so to get to us.

As a consequence: All our properties are non-smoking,

(nor should candles be burnt for "atmosphere"!)

Please respect this for subsequent non-smoking guests and

your insurance cover in the event of a fire.
